Gas Safety Certificates and Laws Explained

Legal Requirements (Gas Safety Regulations):

Annual Gas Safety Checks:Landlords must arrange a gas safety check on all gas appliances, pipework, and flues annually by a Gas Safe registered engineer.
Gas Safety Record (Certificate):After the inspection, the engineer will provide a Gas Safety Record (CP12 Certificate).A copy must be given to new tenants before they move in and to existing tenants within 28 days of the check.
Maintenance:Landlords are responsible for maintaining gas appliances, pipework, and chimneys in a safe condition.Repairs or servicing must be carried out by a Gas Safe registered engineer.
Retention of Records:Landlords must keep a record of gas safety checks for 2 years.
Appliances Supplied by Tenants:Tenants are responsible for maintaining appliances they own. However, landlords remain responsible for pipework and flues.

Private Rented Properties: Landlords must install a carbon monoxide alarm in any room with a fixed combustion appliance (e.g., a gas boiler, wood burner, or open fire). This became law in England on 1 October 2022 .
 
Social Housing: As of 1 October 2022, social landlords must also install CO alarms where fixed combustion appliances are present.
